Buyer's Inspection
A buyer’s inspection is designed to assist both first time home buyers and repeat home buyers. While the main purpose of a home inspection is to identify certain adverse conditions (deficiencies) that may exist in specific systems and components of the property, an inspection should also point out items that need to be monitored for potential adverse conditions, items where an elective upgrade would make a significant improvement, items that will have their service life extended
by a regular normal maintenance program, and any other useful information that, when included all together in the report, assists the home buyer in making an informed decisions about the property. Providing home buyers with information that will help them to make informed decisions regarding the home is the real benefit of the home inspection.
The information developed in the course of a home inspection is documented in a category by category, step by step, inspection report and summary report. Adverse conditions found during the inspection are described and documented in the report as well as a recommended action to address the condition where appropriate. With most inspections a printed copy of the inspection report will be made available upon completion of inspection. We can also Fax or Email the report and
a CD version is available as well.
A typical inspection will take about three to four hours and our clients are encouraged to attend the inspection after the first hour. This is to allow the inspector to set up equipment and "get the lay of the land" so to speak without any distractions or interruptions. Our clients are encouraged to ask questions because it’s a good way to tap into the knowledge and experience of the inspector and further helps them understand the home so that they can make truly informed
decisions about the property.
